LIVIA Real Estate acquired a residential and commercial building in Baden-Baden’s town center. The building was built at the turn of the century and is located in the heart of the pedestrian zone Lange Strasse. After extensive due diligence LIVIA Real Estate decided to acquire the building based on yield criteria and due to its fits to LIVIAs existing real estate portfolio in the area of Baden-Baden and Rastatt. The ground floor offers 164 square meters of retail space. Current tenant is BASLER Fashion, benefitting from the prime location one of the most highly frequented pedestrian areas in Baden-Baden. In addition to a second, adjacent retail space, the building houses ten accommodation units and four office units on five floors. In total the object offers a leasable area of approximately 1,420 square meters.
